Question 1

How do I buy a property through AMAS?

Accepted Answer

The process is simple: (1) Choose the development and unit type you're interested in, (2) Contact our marketing team for a free consultation, (3) Schedule a site visit, (4) Choose your payment method (cash/mortgage), (5) Sign the agreement and complete the administration. Our team will guide you every step of the way.

Question 2

Do AMAS properties have complete certificates?

Accepted Answer

Yes, 100%. All properties we sell come with valid Land Ownership Certificates (SHM) or Building Usage Rights (HGB), official Building Permits (IMB), and are free from disputes. We always verify the legality of every unit before offering it to clients.

Question 3

Is mortgage (KPR) financing available?

Accepted Answer

Absolutely! We partner with more than 15 leading banks in Indonesia, including BCA, Mandiri, BRI, BNI, and Islamic banks. Our KPR team is ready to help you get approval with competitive interest rates and tenors up to 30 years.

Question 4

How much down payment (DP) is required?

Accepted Answer

The minimum DP for conventional mortgages is 10-20% of the property price, as per bank requirements. However, we currently have a special 0% DP promo for selected units. Contact us for more information about available promotions.

Question 5

Are there additional costs beyond the property price?

Accepted Answer

Costs to consider include: notary fees (0.5-1%), BPHTB land transfer tax (5% of NJOP), title transfer fees, and bank administration fees (if using mortgage). We are always transparent and will explain all costs upfront with no hidden fees.

Question 6

How long does the buying process take until key handover?

Accepted Answer

For ready-to-occupy units, the process from signing the PPJB to key handover takes 30-60 days depending on the mortgage process. For indent (pre-order) units, handover follows the construction schedule stated in the agreement.

Question 7

Can I visit the development location in person?

Accepted Answer

Absolutely! We strongly encourage in-person visits so you can experience the atmosphere and environment firsthand. Our experienced agent team will guide you and answer all your questions on-site.
